It is the first things that people will see and as such should impart the atmosphere and feeling that you want the home to convey. To convey that sense of awe and put forth an impressive facade try to imagine that your home is going to be on the cover of a home magazine. How should it look in the picture? Now use that as a guide as you go about shaping up the yard and home.</p>
<p>New paint is always a good selling point and an attractive touch. New paint can make a home look years younger and newer. Be sure to paint in a neutral color as aggressive colors can alienate a large number of buyers. Next, tend to the yard. Make sure that the lawn is cut and the edges trimmed neatly. The neater they yard, the better the home will look. Take some time to remove any excess clutter or debris that has built up over the years and get rid of it.</p>
<p>Another good idea is to redo the paved area of the yard. Over time weeds can crack cement and make it look unsightly. If you want to make the drive and walk look as good as new, resurfacing with an asphalt surface adds a clean aesthetic note to a yard. At this time you can also add new topsoil and mulch to the gardens. Mulch is a great idea as it will keep weeds from growing back and making a mess of gardens. Try using a dark mulch as the dark color will set off the new flowers that you should plant nicely!</p>
<p>This is also a great time to see to the roof. Ensure that the gutters are clear and clean. Also, have the roof checked out. One thing that is a great selling point is anew roof with a warranty. If there are any problems with the roof, know they they will come up during the home inspection and smart buyers will likely have subjects that concern the replacement of the roof or a large discount if it needs replacing or fixing. If you are aware of any concerns ahead of time you can better prepare for dealing with them. Now get to it!</p>

Basically a straight trough with a downspout, a gutter can provide the most crucial protection that a homeowner may need. By channeling rainwater and directing it away from a building, a gutter prevents structural damage. Most buildings wouldn&#8217;t stand very long if water were allowed to pour over the edges of the roof. Constant exposure to moisture and dripping can over time weaken the walls in a building, or in some cases can cause damage to the foundation of a structure.</p>
<p>Homes without gutters or with poorly built downspouts often suffer from compromised foundations. A ruined foundation will severely reduce the resell value of your home and fixing it will cost thousands of dollars. In fact what most people don&#8217;t realize is that a poorly installed gutter system is worse for your home then not having anything at all. That is because a poorly installed system has leaks that will again ruin the framework of your home.</p>
<p>Also another issue is that improperly placed downspouts don&#8217;t do enough to guide the water away from your home and some cases cause the water to pool close to the foundation again leading to problems.</p>

			<content:encoded><![CDATA[<p>What should you look for in a home older than the 1950s?  Of course, an older home will most likely be completely out of current building code, but most of those code violations have been persisting on the other 50 surrounding homes and have caused no problems.  So, what is really important to look for?  Probably the most important compoments of a house(and expensive to redo) are the foundation, plumbing, electrical systems, and roof.</p>
<p> When looking at a foundation, you should look for signs indicating that it is not level.  Sometimes you can simply walk it and feel slopes.  With pier &#038; beam, the floors tend to slope towards the perimeter since rain and weather over 50 years has gotten to those outside piers and sunken them.  With slab foundations, check for any cracks that may extend upwards across brick.  With both, check for cracked tile inside the house or tears in sheetrock.  The tears cutting across a tile or a sheetrock panel usually indicate some sort of foundation movement because basically the structure has moved enough to force a tear across a material rather than normal movement that just may crack or tear along seams or grout.  Now, of course, if you have cracks or tears across seams or grout that are many millimeters wide, you may still have a problem.  In the end, if you see any indication that there may need to be some leveling or foundation work, have a professional come out to do the measurements to be sure.</p>
<p> The plumbing system is another thing to check out.  If the home is pier &#038; beam, make sure your inspector runs water while crawling under there.  It will be pretty obvious if you have leaks.  Galvanized steel at about this time has run the course of its life, so if your home has steel, I would start shopping around for some bids to replace the system.  Many older homes also have the iron drain lines, which again, at this age tend to break down.  Check for especially green places in the grass where the drain line goes to the street, and you can guess that it is probably leaking.  And again, the inspector should see the drainlines when under the home.  If you have slab, you can perform a static test, where they fill your drain lines up with water while stopping it up at some clean-out point outside, and then watch to see if the water level drops.  If it drops, then water is leaking out somewhere.  The static test for slabs is especially important if the foundation has moved; otherwise, it is not typically done.</p>
<p> The electrical systems can get real pricey, if you do a rewire.  Look for grounded outlets and have your inspector test all the outlets even if they look like 3-prong grounded outlets because many times the 3-prong is deceiving and there is no ground.  You can also look at the panel box outside and it will be somewhat obvious if the box is all rusty &#038; old, or if it looks recent.  Your inspector should be able to let you know if the box has enough amps to power your household.  Remember that these homes in the 40s had no central ac, computers, microwaves, etc., so they did not need as many breakers as a modern day house.</p>
<p> The roof is important obviously because it keeps the rain and water damage out of your home.  You want something with a pitch, preferably, to get that water rolling down your roof and off the house.  Flat roofs tend to leak more and you should be careful and tend to them, to prevent water penetration into your home.  If there are leaks, check out the decking underneath to see how much damage and possible rotting is going on by looking in the attic at the roof&#8217;s underside.<br />   Gutters are always a plus to divert water away from rolling direcly off the roof and near your foundation. Also, if you are putting in central Ac/ heat, make sure the roof pitch is high enough to allow for a unit &#038; ductwork.</p>
<p> Those are the main systems to check out and some things to look for yourself.  Of course, always have an inspector go over the entirety of the structure before buying a home.  He will give you the expertise to evaluate the home professionally.</p>

Not very exciting, but those little lines of the cement-type stuff in the joints of your tile are a very important component of your bath. First of all, if the grout in your bath looks bad, the appearance of the whole room will suffer. But more importantly, faults in the grout can cause serious water damage, and dreaded mold can gain a foothold.
<p> Check your grout (and caulk seams) after winter every year. Pay particular attention to the following:
<p> Exterior walls, since heat and cold can cause movement and gaps
<p> here vertical and horizontal surfaces, or two vertical planes meet
<p> The base of your whirlpool, where it rests on the tile
<p> In the first year after a new remodeling job, visually check all surfaces, as settling may have occurred. The investment of time is worth it! <p> Clean your gutters- scrape winter debris out and run a hose down the downspouts to wash them out.
<p> Check the roof- how is it holding up? Look for signs of deterioration, like curling or missing shingles, grit washing off shingles in a rainstorm, or interior leaks. On a flat roof, raised &#8220;bubbles&#8221; or any open areas.
<p> Check wood trim on the house- is any paint peeling, chalking, bubbling, or discolored? What about splitting or rotting wood?
<p> Finally, walk through the basement. Any new drainage problems, or anything look different?

Roofs, gutters, and downspouts function in harmony to keep us safe and dry during a downpour. Rainwater rolls down our roofs; much like it does down the mountains. It is then collected in gutters before they are channelled into downspouts like waterfalls. All of these show what roofing and waterproofing is all about.
<p> 1. More Protection
<p> Waterproofing is more than just channelling the water away from our roofs. It extensively prevents water from entering the house through a substance application specifically designed for waterproofing.
<p> 2. The Concept
<p> Basically, to ensure basement waterproofing, one has to take two steps. The first step is to mount a very reliable drainage system. This is because if your drainage system becomes clogged with leaves or simply can not handle the amount of water capacity, water will accumulate instead of being neatly cyphoned away.
<p> Of course, even with the best gutter and roof, water still penetrates the ground naturally when it rains, because not all rain will fall on your house, some will fall around it, perhaps on your front or back yard, or your neighbors yard.
<p> Either way, if too much water is retained in the ground, the possibility of water entering your basement exists, and the only solution is to have your basement waterproofed.
<p> 3. Never Again - Find The Source!
<p> Before you do basement waterproofing, it is a must that you find the cause of leakage first
<p> - Is there a crack in the wall? - Was the house built with weak structures? - Are waters outside flooding and causing too much pressure?
<p> In order to detect any of these problems, inspect your house thoroughly. Usually, water will penetrate on areas where there are cracks, usually on the floor or walls of the basement area. Do all of these things before you apply basement waterproofing.
<p> The unfortunate part is that in order to actually apply a coat of waterproofing, you have to dig at least six feet right next to the wall. The waterproofing mixture must be applied directly to the outside of the basement wall - it can&#8217;t just be poured on the ground next to your basement! This is an extremely physical task and so in all honesty you should hire a handyman or better still, contact a service to do this for you. The service will come with the added benefit of providing you with a warranty for services offered that guarantees you won&#8217;t experience the problem again for a set amount of time.<br />
